I kind of feel like a guinea pig a little bit. I'm not totally sure what things I should talk about. There's a lot on these two sheets, but I guess I'll focus on the waiver first. So, with this project, we're having to build Hillandale ends right here. We're having to build a public street, and it's going to connect it to Sunseeker. There was a lot of discussion at the hearings over this. People didn't want interconnections, and they liked their neighborhoods the way they are. But it's kind of ironic, because when they built their neighborhood, people were probably saying the same thing about it. But there was a master plan to always have these roads connected. And this project is, basically, this is the last piece of the puzzle for this area. And so, we're building that. It'll also connect Eastway. So, a little bit of road here, public. As far as the bull bouts, we're going to work with David on where is best to do that. We kind of feel like closer to Sunseeker on this end is probably the best place. And the bull bouts are just where the road narrows up, kind of like a little island on either side. And the idea is that it'll slow people down. Further up this way, there's just not a lot of room for it, because there's entrances. There's an intersection here. So, really, the only place, once you get past our entrance right here, that's probably the best place. Don't know how well it'll function, because it's kind of at the end of a road. And we can talk about it. It's a consideration, and if it doesn't work out, I know you're all connecting those two streets. Yeah, and I mean, from the owner's standpoint, he's not going to have any issue with putting in one wherever we do. It's basically the same amount of curb for him, and maybe actually a little cheaper. I mean, less pavement, but we'll work with you on that. So, anyway, let's go into our access easement. To the north, the developer did townhomes, and he has basically the same scenario where he's got an access easement going in, and then a turnaround in the middle, which we have an access easement and a turnaround in the middle. He's already selling the townhomes to the north, and he's telling me there's no problems with the way it's laid out. The little turnaround here is designed so that the Lexington fire truck, their ladder truck, can pull just past it, back into it, and then turn around. So, we've run auto-turn, and that'll work. Dumpsters. The reason we don't have a dumpster is when you're doing townhomes, there's two ways to do them. One is to do it as a group, and you just rent them out, or another is to subdivide them into individual lots, and these are going to be sold as single-family residences. They're just attached, and in the past, we've always been able to not have a dumpster if we're subdividing lots, so that's why we don't think it's applicable here. However, we are going to, on this little turnaround, we're going to put a sidewalk area on it where the individuals can bring their carts and store those so that the garbage truck doesn't have to go to each individual townhome and pick them up. So, sure. In comparison to the development that's to the north, are those individually divided and sold as well? And if so, how do they handle the garbage collection? They are individually sold, and I believe they have the same scenario where we stacked them up. We put a little sidewalk down the side so that they could put them on there. So, it's going to operate essentially the same. As far as the construction of the road, the one to the north, it was designed, even though it is private access, it was designed to public standards, not because they wanted to dedicate it, but because they wanted it to be durable and last, because it's HOA that owns it, and it's HOA maintained. And then to the north, the owner opted, instead of doing asphalt, he did a concrete pavement so it will even last longer, and that's what he anticipates doing here as well. But it can never be dedicated to public, and the reason is it doesn't meet a typical section for a public street, whereas a private street usually meets the typical section. There may be some differences, but for the most part, it will meet the typical sections that the city has, and that's why private streets can be dedicated public, you know, if the city will accept them. But we feel like having this private access easement, it works for what it is. There's 16 town room units. It's low, low traffic. Each unit has a two-car garage. There will not be any parking on this road or the access easement, mainly because of the width, so we've agreed to put a sign on it saying no parking, and that's what we did to the north too. With the two-car garage and a wider driveway, there should be plenty of room if you have guests to come to park, and if for some reason, you know, there's no place to park, they can always park on the public street down here, you know, parallel park on the side of it. And they park in the turnaround area as well? I think the plan shows a no parking sign being put in there. Yeah. Yeah. Real quick, I'll go over some of the trees. We did get with the urban forester, and there's quite a few trees on this, but unfortunately, the way they hit, they hit it the worst. A lot of them hit down the middle, and whether it's private or public road, that's where the road needs to go to make this site function. One thing he did say is will you show, he said you're not showing any kind of mitigation, you're just showing tree removal, so we've gone back, and I don't know if you can see it on here, but we've added quite a few trees in different spots. There's going to be street. There's going to be street trees on. I can see here on this road, and then it's kind of hard to put the trees in front of each unit, because we did two car garages, driveways, there's not a lot of width left, but instead, the trees are going to be grouped in areas, we're showing like a berm here, but the trees are going to be grouped in areas where we can put them in the homeowners association area. I feel like, and we're going to try to save trees around the perimeter, but out in the middle, it's just really hard to do. Let's see what else. Really, that's all I've got to add.
