Gadewch i ni ddod i mewn i gyd. Gadewch i ni ddod i mewn i gyd. Gadewch i ni ddod i mewn i'r ffyrdd. Droedwch i arwain cyntaf ar y cyfedinning. Rydyn ni yma o golygfyrdd a thyrwydd fan cardiff. We'll go ahead and get started. Okay, our first plan. I think they want to postpone so I'm going to let her come up. Good morning. Lauren Nichols of Dittins. I'm standing in for Brandon today. He's out of town this week, unfortunately. But he wanted me to let you know that he will need a postponement on this of one month. The applicant and he have been working with the divisions or meeting with staff over the next month to address any concerns, to make any modifications. The applicant has met with Blue Grass Trust and they are scheduling a neighborhood meeting for later this month. And then he just wants to be able to go back through the committees and discuss any revised materials. Question, which item is this? Oh, I'm so sorry. It's 2A4 sub A. The first page. 2660, yes. Yes, it should just be a one month postponement. I am and I'm also not quite as outspoken. He takes the microphone a lot more than I do. Typically. I don't think they were referring to height. It would have taken a lot longer to say what you said. Okay. October 1 is the first Thursday. Yes, if we can have a motion. Madam Chair, I move for a one month postponement of the LNMJDP 2660 to October 1st as requested by the applicant. All right. Motion has been made in second. Any questions to that motion? All in favor? All right. Where are you now, miss? Thank you. Thank you. Okay, so we're going to move down the agenda. We're going to go to PLNMJDP 2661 Berrycrest. Lots 3 through 13 Regency Holden 3. This property is located. This is Nicholasville Road and this is Pasadena. We have the mattress store here. This was the Pirates. So Pirates here. This is the Kroger Shopping Center. We have Norman Lane. It steps into this property here on Pasadena. They're wanting to extend Norman Lane over to Pasadena. And rezone this property. So that it's all the B1 zone. So that they can put in a coffee shop with the drive through up here. And then they just have right now a holding of a commercial building and parking in the front and parking in the rear. Which then they'll turn around, tie back into the shopping center, the Kroger Shopping Center on Regency. So on this plan here, you can see they have several different little Z's for consolidation marks. They submitted a revised plan, which is this showing a consolidation of the adjacent property. So that they can be able to do their development on this property. And we cannot really give revised conditions showing, adding additional property from a different zone, from a different development plan. So we're just going to go with the plan that we have, the original plan. And it has, because they had had a recommendation of approval at the tech, but they submitted this saying, this is what we want to do is consolidate adjacent property. And at this time, we're not quite sure this is going to work. Because of the property from another development plan, which they're not including that development plan on this plan. Well, they're going to have to do a consolidation plan and revise the other development plan before we can do that. So we're asking them to put everything on to the lot that they originally came in with to be able to develop for the zone change. So, like I said, this is what they wanted to submit. They told us at tech, they wanted to submit this. They submitted this and we're not quite sure that this meets the requirements anymore. There might be additional comments. There's probably a weight to just shrink everything down a little bit to facilitate the zone change on the other property and then work through those details with the consolidation and amending the other development plan in association or prior to a final development plan for the drive-through seven group. A what problem? It is, but, you know, so our suggestion, I think, has been see what we can do to fit a development on the existing B1 without all these kind of other steps just to facilitate your zone change on the adjacent property. And that's hopefully where we're going to get to. So that's where I spoke to the applicant yesterday and kind of gave him the suggestions of some things that they could do to reduce to be able to possibly just suggestions. They have a center three-foot area here. They could change the parking configuration and have it one-way directional slanted parking so they can reduce the double drive-through, double lane drive-through. So it's just a few different things. I spoke to him and he seemed okay with that. So I'll let Brad speak. But at this current time with this plan, we are not wanting to move forwards with this. Okay, let's see if we have any questions for staff first. Any questions? Well, this is sort of a conceptual, but I mean, I'm trying to figure out, since you're saying we're not planning to move forward at this point with this plan, is that, repeat that? Well, we don't, right, we don't want to move forwards with this. Because I was going to ask, trying to figure out how we get some sense of how much hardscape are we really going to be talking, we're this partly shopping stomping grounds, and there's already a lot of hardscape over in there. I'm trying to figure out what we know about what we're looking at in terms of parking in that area. So maybe this is not the right time to ask. Well, we just need for them to submit something that shows where they can meet all their design of how they want to do their layout on their property at this time. Okay. All right, we'll hear from the applicant. Good news. You're not going to hear a fight from me. We got a lot of work to do. That's on us. And I thought that this was going to be the simplest zone change I ever had. It is under an acre of property on Nicholasville Road that's going from single-family residential to commercial. I was like, yeah, yeah, this makes sense. And I think that that cavalier attitude probably caused all of these issues, that we did not do the proper job in submitting everything that we needed to submit to planning staff to make sure that both of these plans, both of these parcels, excuse me, make sense and fit the rules. We now have a full understanding of where we were deficient. We believe that we have submitted everything, but we also have submitted everything two days ago. And so in no way, shape, or form, have we given the staff the proper time to evaluate this plan. We know we're postponing no issues in any way, shape, or form. And we need to make sure staff's comfortable with what we're doing. We know that we have property boundary issues that we got to deal with. We believe we have submitted what we need to submit, but we need to sit down and we need some time. And so no issues here. We're definitely postponing at the end of the month. The only good news I can give you is that we did have a neighborhood meeting on Monday and no one showed up. And so I think it literally is just going to be about making sure staff's okay with what we are trying to propose with regards to the development, with regards to the variances, with regards to the waivers. Because I do believe that this will set a record for my career on the most variances and waivers that I have ever requested. So, and a conditional use. Let's just keep on going. Go ahead. Go ahead, Frank. Yes. Because it's the easiest development that has ever existed. It meets all the rules. We just didn't give you all the information that you actually need. Well, you don't need to fall on your sword. Oh, no. I'm on the sword, fully. I'm very much on that sword. It is, it can meet every single thing that Lexington wants. It just requires waivers. It requires variances. So. And conditional use. Well, and a conditional use permit for the B1 zone. That honestly is kind of the least of my concerns about this development. Because at the end of the day, what we're asking for from the conditional use permit. Helps Nicholasville road entirely. So I did not plan on getting into this, but. What we are kind of proposing. Is taking a bad site and making it better for a local road connection. So right now the P rats building as is, has a free flow access on Nicholasville. There was only. To actually access points, but the curb is so degraded. That it is free flow. We're trying to eliminate that entirely and bring all traffic. Onto a Norman lane extension. That is a local kind of service road that. Exists today that we're required to extend to Pasadena. And so we're bringing everything off Nicholasville road. And I think that that is a very, very good. Yeah. I don't mean to be honest. I just couldn't understand how you get a recommendation approval when you got all those because it's a good plan. You know, that was a different point. It's a beautiful plan. Yeah, it's a beautiful plan. Yeah. But, but, but, but again. All right. In full agreeance on accepting this postponement to make sure that staff has the time to review everything we have submitted. This at the end of the day, like the Nicholasville road site stuff. Yeah. I mean, I think that there's a couple of things that we need to talk about. One is. Hard retaining walls that kind of narrow in. How you can develop this site. And so we're having to talk about landscape variances for vehicle and use areas. Because. On the property line. There is a hard. Retaining wall. And so. It's definitely safe without any regards. There's no concern about traffic issues in any way, shape, or form, because this is a very hard wall. That has a guard rails. There's no actual access to the building on this side. There there's no concerns in that regard, but it, There's no concerns in that regard, because there's no actual access to the building on this side. There's no concerns in that regard, because there's no actual access to the building on this side. And so we're able to get relief on the, on the north side of this site. Because we're still able to provide that. It's just not necessarily on our actual. On this actual parcel, but it's controlled by the same people. So, this is the type of stuff that we're talking with planning on how best to navigate. A complicated situation. I'm not remotely really worried that we're not going to get. To the right place. I'm really not. And I can say that. In full confidence with you guys. So how much of a postponement. Okay, that's unfair. And once again, I'm on the sword. All right. So I very much appreciate your time this morning. You have a very short meeting. Okay. I think we don't have any public comments. So let's come back to the committee. Madam chair, I'm a for one month proposal, postpone, but not proposal to October 1st or appeal in JDP 2661. Barry crest as requested by the applicant. All right, most has been made in 2nd. All those in favor. Thank you. Okay. All right, moving along. You should have a revised staff report in your packet. Thank you. Okay. All right, moving along. You should have a revised staff report in your packet for the next plan. It's in J. D. P. 2663 Fitzgerald and fuller property, Oak Park and Melrose Turner property in Middlethorpe community business center, Turner commons. And this is located at 1409 North Forbes, 1305, 1307 to 1309 West Maine and 125 Turner commons away. The purpose of this plan is to depict the inclusion and development of 3 new parcels in support of the requested zone change from B1 and B4 to 3. The applicant did submit a revised plan on September 1st. And your staff report should reflect that. So this is the overall site that you may be familiar with. Turner commons. This is West Main Street here with North Forbes being right here. The intent of this is to include this parcel that the applicant has purchased into the development plan and into the zone. So this is a close up of that. This is the old Stuttgart motors building here. And so they're depicting the parking, the associated parking and then additional parking on the remainder of the parcels. The rest of it of the development plan remains the same. They're just bringing this new parcel in into the development plan and into the zone. So under requirements not met under number one, denote consolidation plat must be complete prior to applying for billing permits. Number two, dimension all existing and proposed driveways and walkways. Number three, depict VUA perimeter buffer. Four, depict interior landscaping for VUA. Number five, correct the title block to match the staff report. Six, depict the tree protection areas, if any, on the development plan. Number seven, denote variance and or waivers if approved by the planning commission. And then we've been discussing whether a waiver, whether waivers are required for the reduction of the yard buffer and a reduction of the VUA buffer screening. There's, we have a little bit of a concern about this drive aisle here. We have West Main Street and then there won't be much space between the drive aisle and West Main for pedestrian facilities. And then we just, we had some other questions about the VUA in general. Let's see. And then under plan, we don't really have any other under design considerations. See all the comments provided by the division of engineering and then under plan questions, concerns just to discuss the place builder criteria. At this time, we're recommending approval with, provided the urban county council approves the zone change to PUD 3. And then sign-offs for engineering, traffic engineering, urban forest or open space, environmental quality. And then provided the planning commission grants any requested waivers. And then finally, to correct all noted deficiencies listed as requirements not met herein. And with that, I'll open it up to you all. If you have any questions, I'd be happy to answer. Any questions? Okay. I guess we'll hear some place builder. Good morning, everyone. Daniel Crum, planning staff. So as far as place builder, the applicant has noted kind of throughout this process and the original PUD 3 that they've been in contact with the adjoining neighborhood association. We are asking them to just clarify if they've had any specific conversations about this particular piece. I know kind of as this has been updated and amended, they've been addressing that. So we are looking for a little bit of clarification there. But then from place builder side of things, the applicant made an argument for second tier urban, which was the same sort of argument they made with the original rezoning. That works. So, as far as staff, now that this site is sort of starting to develop, and it's having entertainment uses, restaurants, you know, those sort of really becoming sort of an entertainment hub and a destination. Really, they're starting to see this more as a regional center. There is a lot of overlap between those criteria. So much of the applicant's justification does carry forward. So we are looking for just a few kind of additional criteria that kind of speak to that. There are some variances that are associated with that piece up front that will be evaluated during the zone change process as well. We'll get into that a little bit later on this afternoon. But, you know, as of right now, a lot of consistency with what we saw previously for the rest of the PUD 3. So we'll be talking kind of a lot about that vehicular circulation and kind of what that really means as sort of the last items to iron out with the kind of the appropriateness of the zone and that development. But happy to answer any questions that you all have at this time. And we'll talk about a little bit more later on this afternoon. Any questions for Adam? Awesome. Oh, we got a waiver up too. Oh, OK. I'm just going to try to clarify the waiver situation. So as Chris mentioned, there have been waivers and variances requested. And those are concentrated here along Main Street. And they involve the setback from the street as well as VUA buffers and front yard buffer. At the time of the application, the applicant wasn't quite sure whether that required a variance or a waiver. And so out of an abundance of caution, they applied for both. And after we reviewed it, we believe that both of those can be handled as a variance. So we don't believe any waivers are necessary at this time. But there are a couple of variances associated with that setback. OK. So does that allow for sidewalk? Well, that's one of our concerns. It appears that there's, you know, the drive out is quite close to the sidewalk, which is adjacent to Main Street. So we wanted to make sure we've got plenty of room there for the sidewalk facilities. Yeah. OK. All right. Thank you. All right. OK. OK. Any questions? All right. Thank you. Now we'll hear from the applicant. Good morning. Zach Cato, Billings Law Firm for the applicant. We agree with the recommendation of approval. Obviously, there's a few cleanup items on the development plan that I think will not be an issue to work through. We'll work on those. We've already done some revisions. We'll get the rest of that cleaned up. It sounds like the bigger discussion will be this afternoon. The staff report we received last night is the first time we've heard about the regional center thing. So that was new to us because second tier urban is what was discussed at the pre-app meeting. So we're going to need more time to look at that. I'll try to do that before the meeting this afternoon. But we'll address that, of course. As far as the neighborhood discussions, there's a note on the plan from when this development was originally started back in 2022 to notify those area neighborhoods of all filings that we make basically with development or zone changes. We did that when we filed these applications. We've had some e-mail communications with those neighborhoods. The timing for us to attend their August meeting was too short to attend and present there. We've made an offer to make arrangements on this site at the office there that the owner has to have a meeting with key people or people in the neighborhood that are interested. Or we can come back for their September meeting to meet with them then. So those conversations have been had. And we're remaining in touch with them and have been throughout this entire project going back several years. Contact. As far as the question about the sidewalk, right now, if you drive by there, it's a lot of parking lot. It basically goes all the way to the sidewalk. I think there's a little strip of grass. There's a metal fence, at least when the suit car building was operational. I don't know today, literally today, what the situation is, but that's been how that property was oriented in recent years. What this is going to do, even though that drive-by is close to the sidewalk, there is going to be a separation there. We're going to be increasing the size of the grass. There will be more yard there in between the sidewalk and the drive-by, which will have a curb, which is another safety precaution for people to separate those areas. We understand that it's tight there. This is a tradeoff to allow us to try to preserve that building that's there and find another use for it, which is one of the comp plan goals, one of the put three goals. This is our attempt to try to preserve that, and this is the solution we've come up with. So it's not an arbitrary decision on our part to try to do it this way just because it's in service of trying to keep this building and put it to a different use, which would be a restaurant. So we are making some upgrades from what has existed and what exists today as part of this, and that's reflected on the plan. So as it pertains to the development plan, though, we'll get these last few issues cleaned up, and then we'll take up the zoning issues this afternoon. All right. We have any questions for the applicant? Okay. Thank you. Thank you. Any public comment? It doesn't look like it. Let's bring it back to the committee. Yeah, I did have a question, though. On number seven, it says provided the planning commission grants the requested waiver, but I thought he said there's no waivers, only a variance. Yeah, we we corrected that on the front of the page. It says denote variance and or waivers. So you can change seven to provided the planning commission grants requested waiver and or variance. Again, if they change something, then it might trigger back to a waiver. Okay. Can we get a motion? Madam Chair, I move for approval of T-L-N-N-J-D-P-26-63 with the eight condition. With the change of seven. So we're changing seven to refer to waiver. Waiver and or variance. Okay. Same things on the front. Second. All right. Motion made in second. All those in favor. Thank you. All right, moving on to the waivers. This is P-L-N-W-A-V-26-21 Griffin Gate Center. This was a request for a waiver of the open space requirement. There's a remodel going on at the Clarion Hotel at the end of or at the intersection of Newtown Pike and I-75. You can see this dash line here sort of indicates the addition that they're putting on this portion of the building and then a section here. And they're actually severing a portion of the building here and introducing a drive aisle as well as some additional parking in that area. And the original design needed a waiver of the open space. We've had several discussions and due to some changes that aren't listed on this particular development plan, we felt that a postponement was in order for us to get more accurate information so we could assess it, whether they even needed a waiver or how much of a waiver they needed. So we have not received any updated plans for that at this time. So I don't know if anybody is here from the applicant or not. If they can give you an update on the status of the development plan. Zach, is that you? Okay. So you recommend a postponement? Yes. Zach Cato, Billings Law Firm for the applicant. We're requesting a one month postponement to work through these issues. We just recently got involved in this project to try to coordinate and move this forward. We have a meeting scheduled with staff, I think, for Wednesday morning to discuss in more detail and get this worked out. So we're just requesting a one month postponement today. Okay. Sounds good. Any questions for the applicant? Okay. All right. We'll bring it back to the committee. Madam Chair, I'll move for recommendation and postponement on the requested waiver PLN WAV 26-21. October 1st. Yes, I'm sorry. October 1st. Second. All right. Motion has been made and second for postponement October 1st. All in favor? Aye. All right. We're unanimous. All right. Next item is PLN WAV 26-27, Bryant Property. This is associated with the development of this rear portion of 1800 Bryant Avenue. This hotel shown on the development plan is already constructed. And at the time of this construction, this cul-de-sac was also constructed. It was originally, you can see here where it says public street on the plan, it was originally designed to be a public street. And at the time of construction, they decided to create it as an access easement. And so the public infrastructure for the stormwater was not constructed at that time. Now that they've come back to develop the rear portion of the property, stormwater improvements are required. So in order for them to get, it's kind of a process. So in order to get a permit to create the infrastructure, they need to have an approved development plan. In order to get an approved development plan, they have to have the plat recorded. But in order to have the plat recorded, they have to have the public improvements constructed, which they don't have. So it's sort of a circular problem here that can be solved by a waiver. So land subdivision regulation 47C requires substantial completion before a plat is recorded. So that is what the request is currently. And we feel that that's appropriate with some safeguards in place. Obviously, we would recommend bonding the outstanding infrastructure, as well as placing a note on the development plan that says no building permit shall be issued prior to completion and approval of the stormwater improvements. Yeah, that's okay. So any questions for the staff on this? We are recommending approval. Yes, ma'am. All right. Do we need to hear from the applicant? Good morning. I'm Mark Max Hosh with Fish and Engineering. And I'm here to represent the 1800 Bryant Road property. And Jeremy did well in explaining and describing much better than my justification letter that I sent in. But he simplified it, summarized it well. But he covered everything really well and we accept the approval recommendation. Any questions for the applicant? Thank you. Okay, thank you. Okay, we'll bring it back to the committee. Madam Chair, I move for approval of PLN WAV 2627 Bryant property. The requested waiver with two notations from staff regarding the bond and the development plan. Okay. Second. Okay, motion to make a second. All those in favor. All right, we're unanimous. Thank you. All right. And these are postponed items from previous meetings. The next one is PLN MJDP 2652. And there's a waiver associated with this. Did you want to do the development plan first and then we'll discuss the waiver situation associated with this one? Okay, so we went through a zone change with this and had a preliminary subdivision plan. And I can't remember for sure if the plan has been before the committee before. I think it was. Yeah. Okay. So it's the kind of the northeast end of the white farm where Dabney stubs in. And then we've got Yorkshire and Palumbo, the corner here where they change over. So again, we've got Yorkshire and Palumbo up here and they're shown Palumbo extending into the property. Then with a stub to the southern portion of the farm, and then that'll connect back over to Dabney off the property. The northern portion is shown as townhomes with a, I believe, a private street right away stubbing in. And then there'll be access easements to access the townhomes off of that. And then the southern portion are multifamily buildings with internal driveways. And they're showing their detention in this corner down here and down here as well. The pump station in question, I believe, is that that look right, Jeremy? Yes. Okay. And then just kind of a quick, here's the blowup of the townhome area. So again, this is Dabney. The street will come in and then there are the, sorry, it doesn't want to go very straight, drive aisles and then the multifamily. I'd be happy to answer any questions if you have any for me. I just have a question because this is moving forward with the waiver still because it's my understanding they were looking at a gravity sewer solution because I think we would possibly accept a temporary pump station. But there were some concerns about doing that, I think. About the waiver? Yeah. So from what I understand, they are exploring the possibility of a gravity system that would, let me get myself oriented here. Okay. That would feed one line here and then one line here and then sort of tee together and then head across the golf course between the neighborhood and golf course and to a trunk line that's in that neighborhood to the south. I don't know if it's shown here or not. You can't really see it, but essentially it would sort of run along the property line here of the golf course. I don't know the results of that. I don't know how far they've gotten in this exploration. I haven't heard any news one way or the other whether they're going to proceed with the waiver or whether they're going to postpone in order to get more information about the gravity. So it's a little up in the air at this point. Any other questions about the waiver? All right. Thank you. We have applicant. Okay. All right. What's the recommendation? There's no, so we typically give recommendations at the subdivision committee meeting. You get those in writing at the full planning commission. So, at this point, there's no recommendation. Okay. Yeah. I'm going to move on to South farm this one. You've already heard. And so there's probably not much for us to discuss because we should be discussing it at the public hearing. Right? I can just give an update real quick. The South for marketplace, so this is the Walmart on Nicholasville road here. There's lows. Man, or and Nicholasville road. They're wanting to do an addition here for online orders. Sort of a pickup area and. There was questions about the open space. They needed a waiver for the open space and Eve has been in contact. With the applicant. Back and forth, and I think they have agreed to add some. Green space along this area, the entrance as well as. So, I don't know if I got the color version on here now. There we go. There's a better and they're going to add. Let's see. In this area here, they're going to add sort of a break area, a picnic area for the employees for sort of a lunch area, I suppose. So it's going to be. The open space will be closer to the minimum, but it won't quite meet it yet. So they will still need a waiver. So, that remains on your agenda for next week. Okay, thank you. All right. Looks like. No, actually, yeah, no, no, actually. The next 5 are postponed zone changes. So there's not much for us to discuss on any of those and then in terms of staff items, we do have 2 text amendments to share this morning. And I believe our 2 representatives from long range planning are here. Who wants to go first? Yep, I'm going to give them these. Do you know if it's a part of. I don't need it. That's okay. Hello, commissioners even Miller long range planning. I'm here this morning to briefly talk to you all about the industrial zoning code update that we're in the process of working through. We will go into more detail this afternoon at the zoning committee, but I'm happy to answer any questions that you may have all flipping through the staff report and the draft text. But these recommendations are coming out of chapter 9 of the blue sky small area plan, and we are touching zones before I 1 and I 2. Did I say before I want to night too? Oh, before. So that is a very quick recap. Okay. But I'm happy to answer any questions or dive into more detail about the updates that we're pursuing. Any questions for you? Okay. Refreshing my memory here. The data center piece comes in the separate zone that we've got a blue sky where we talked about. You already you already acted on. Okay. Yes, that is not part of this proposal. No more. Yeah, please. Okay. All right. Good. Okay. Well, thank you. Thank you all. And then we also have a text amendment related to the downtown zone that boy, just going to share with us. Okay. Good morning commissioners. We are presenting the downtown zoning ordinance text amendment this afternoon to the subdivision committee. This will touch on the B2, B2A and B2B. No before. I'll be ready to take some questions right now. Please go through those. We've already presented the last planning commission meeting, and we had some feedback. So this will be presenting some of the changes since the presentation we did to the other work session. I was trying to catch up and I read Mr. Micklers response back to you. Maybe you all had a chance to look at that and incorporate some of it or we're going to talk about it later. Yes, those that strengthened the zoning ordinance, we incorporated those. Okay. So, the text that we attach to the staff report is what was posted in a cell. Originally, so, so if there are changes, we have to, we'll have to make a new version with the changes. So we'll work with Longregion. Are you trying to clarify which of his recommendations? Yes, I am. I'm trying to clarify, are your recommendations inclusive of Mr. Mickler's ideas or exclusive of Mr. Mickler's? The most recent ones. This report should, doesn't include those, those changes in terms of text. That's what I thought. Yes, but the discussion, should we bring the updated one this afternoon? We'll have that conversation offline. Okay. I will discuss some of the changes that he proposed and the ones that we included. And I'll explain the ones that were not included, why they were not included. Well, I don't need to go into that level of detail. I just want to know, were they considered or any of them included? I guess is the way I want to ask that. Yes, the changes, as I said, we received the email. We sat down and discussed them, and there were some of those changes that will be, will reflect on the updated version. So after today's discussion, I believe that's when we will post, because there will be changes from today's discussion. Okay. And then, because after today's discussion, I think the next stop will be public hearing. So by then, we should have everything aligned. Okay. That's where I was going. Okay. All right. Any more questions? Okay. Thank you. Thank you. Got to steal one last little piece in here. There was a applicant initiated zone change text amendment for goodwill for the attended donation centers. That's been floating around for a while. I've got back with the applicants. They are going to be agreeing with the staff alternative language. So not much of a change, but essentially just not allowing the use in the B1 zone. So I've got that text here. We'll go through that later on this afternoon. But they were at postponement while they kind of talked through the staff alternative. But the indications they've given us is they're in agreement with that. So we should have that cleared off the plate. But here's that language in case you all want it. Nope. We're good. All right. Done. Okay. Good. All right. Anything else? Oh, great. Good times. All right. Meeting adjourned. I'm going to make it. I'm a waiter here. I'm going to make it. I'm a waiter here. I'm going to make it. I'm a waiter here. I'm going to make it. I'm a waiter here. I'm going to make it. I'm a waiter here. I'm going to make it.
